ASTM E2600-22 is a standard guide that provides practical guidance and a process for conducting a Vapor Encroachment Screening (VES) on a property involved in a real estate transaction in the United States. The purpose of the VES is to identify the presence or likely presence of chemicals of concern (COC) vapors in the vadose zone of the target property caused by the release of vapors from contaminated soil and/or groundwater. This guide does not alter or define the scope of ASTM E1527, which is another standard related to environmental assessments.
The objectives of this guide are to synthesize a practical guide for conducting a VES and ensure that the process for screening a Vapor Encroachment Condition (VEC) is practical and reasonable. The VES report should document all sources, records, and resources used in the investigation procedures.
It is important to note that this guide does not address requirements of any federal, state, or local laws regarding vapor intrusion. Users should be aware that there may be other legal obligations, such as disclosure, with regards to COC or COC vapors discovered on the property. This standard does not supersede existing federal, state, and local statutes and regulations.
The organization of the guide includes eleven sections and nine appendices. The appendices provide additional information and guidance related to vapor encroachment screening, such as legal background, qualifications for the environmental professional conducting the VES, sample questionnaires, and recommended report formats. However, the appendices are not part of the procedures prescribed in the guide.
